Cheylesmore Estates has completed the sale of a site in Hailey, Hertfordshire, with planning consent for a 75-bedroom premium care home, to Oakland Care. The transaction was brokered by specialist healthcare real estate agent Portunus Associates, with RDT Architects and DLA Town Planning instrumental in securing planning consent.
Occupying a prominent corner location with road frontage onto the busy Ware Road (A1170), the site benefits from excellent transport links and proximity to key amenities. Hailey, situated just north of Hoddesdon’s historic town centre, lies within the Upper Lea Valley, a gateway between urban London and leafy suburban Hertfordshire —a thriving area projected to see significant population growth, underscoring the need for modern care infrastructure.
Planning permission was granted on appeal for a bespoke care home featuring en-suite wetrooms, and a variety of communal spaces, set within attractive landscaped and accessible gardens. The design prioritises outdoor access for all residents, with ground-floor rooms opening onto private terraces and upper floors offering balconies from shared spaces.
